Drought-smart without a dead yard
Water-wise landscaping on the Central Coast is not gravel and regret. It is hydrozones matched to sun, wind, and soil: natives and Mediterranean plants where the marine layer hangs, tighter turf zones inland toward Arroyo Grande and Nipomo, and drip where overspray would stain stucco or drown clay bowls in Los Osos.
Maintenance crews spot-check irrigation every visit — a stuck valve or clogged emitter shows up in the beds before it shows up on the utility statement. Upgrades and full installs go through the same design-build team so new planting and new piping are planned together.

Coastal vs inland logic
Morro Bay and Los Osos sit in the marine layer most of summer — systems run less than owners expect, and overwatering rots roots. Pismo and Shell Beach add salt stress; inland Nipomo and Arroyo Grande need more GPM to the same plant palette. We spec for the address, not the county average.
Pair irrigation work with design-build when you are replanting beds or replacing lawn with drought-tolerant groundcover. Pair with maintenance when you want someone on-site who will notice the dry spot before the HOA does.
